One Product Line, No Exceptions

We get asked fairly often why we don't offer vinyl, LP SmartSide, or a cheaper fiber cement alternative alongside James Hardie. The honest answer is that we made a business decision years ago to install one siding system and install it right, rather than carry five options and let price shopping drive the outcome. In Pasco County, where homes take a real beating from hurricane-force winds, intense year-round UV, wind-driven rain, and salt-tinged air pushing in from both coasts, we'd rather stand behind one product we trust completely than juggle several we have reservations about.

What James Hardie Actually Is

James Hardie siding is fiber cement — a blend of cellulose fiber, sand, and portland cement pressed into planks, panels, and shingle-style pieces, then cured. It is non-combustible, which matters in a state where wildfire risk exists in drier inland stretches and where insurance carriers increasingly ask about exterior materials. It does not warp, rot, or attract termites the way wood-based products can, and it holds paint and factory finish far longer than wood substrates because it doesn't move with moisture the same way.

That last point is the real story with fiber cement versus engineered wood or vinyl: dimensional stability. Florida's swings between soaking afternoon storms and brutal dry heat put constant stress on siding materials. Products that expand, contract, or absorb water at the panel level tend to show it over time — cupping, swelling at cut edges, seams opening up. Hardie's cement-based composition resists that cycle far better.

HZ5 and the Climate Engineering That Matters Here

James Hardie engineers its boards differently depending on the climate zone they're sold into. Homes in Land O'Lakes and across the Tampa Bay region fall under Hardie's HZ5 specification, built specifically for high-humidity, high-moisture climates. HZ5 products are formulated with moisture and pest resistance tuned for exactly the conditions we get here — not the drier, colder-zone formulations used in other parts of the country. When we install Hardie, we're installing the version of the product Hardie itself says belongs on a house in this climate, not a generic national product.

ColorPlus Factory Finish

Most of what we install uses Hardie's ColorPlus finish — a color baked onto the board at the factory under controlled conditions, rather than field-painted after installation. This matters in a market with this much UV exposure. Factory-applied finish adheres more consistently than jobsite-applied paint, resists fade better, and comes with its own finish warranty separate from the product warranty. It also means faster installs with fewer weather-dependent painting delays, which is no small thing during our summer storm season.

The Warranty Structure

James Hardie backs its siding with a limited transferable warranty on the substrate, and a separate finish warranty on ColorPlus color where applicable. The transferability matters more than people expect — if you sell your home, a documented, transferable warranty on the exterior is a real point in your favor during negotiations, and buyers' inspectors know Hardie by name. Warranty coverage depends on correct installation to Hardie's published specifications, which is why installation quality isn't a side detail — it's the thing that determines whether the warranty means anything at all.

What Correct Installation Actually Requires

Fiber cement is not forgiving of shortcuts, and a lot of the horror stories homeowners hear about siding failures trace back to installation, not the material itself. Proper Hardie installation involves:

  • Correct fastener type, spacing, and penetration into structural framing — not just sheathing
  • Proper clearance between the bottom edge of siding and roofing, decks, and grade
  • Weather-resistant barrier and flashing details at every window, door, and penetration
  • Correct field-cut sealing and factory-edge treatment where boards meet
  • Proper caulking at butt joints and trim intersections rated for expansion and Florida humidity

Skip any of these and you can end up with moisture intrusion behind the board — the same failure mode people sometimes blame on the material when the real cause was the install. This is a big part of why we don't spread ourselves across multiple product lines: we'd rather have crews who install one system to spec every single time than crews who are half-familiar with several.

Why We Stopped Offering Alternatives

We're not going to tell you every other siding product is junk — that's not fair and it's not true. Vinyl has its place for budget-driven projects in milder climates. Engineered wood has genuine fans. But for what a Land O'Lakes home goes through over a 30-year ownership window — sun, salt air, wind-driven rain, and the occasional hurricane threat — we became convinced fiber cement, specifically James Hardie's HZ5-engineered version with ColorPlus finish, gives homeowners the best combination of durability, appearance retention, and warranty backing available. Standardizing on one product means our crews are genuinely expert in it, not generalists spread thin.

If you're weighing siding options for a home in Land O'Lakes or anywhere in Pasco County, we're glad to walk your property, look at your current siding condition, and give you a straight, no-pressure estimate for a James Hardie install — no upsell to a different product, just an honest look at what your home needs.
